Replacing Your Shingle Roof In Baltimore: A Complete Guide

As one of Baltimore’s premier roofing companies, we want to take some time to explain to folks in the Baltimore metro area about some considerations when doing a roof replacement on your shingle roof. We hope that this guide can help steer you in the right direction. 25 Year Shingles vs. 50 Year Shingles: Which Do We Recommend?

When purchasing a new shingle roof, one of the first questions is whether you want a 25-year roof or a 50-year roof. Our advice to conflicted perspective buyers is that a 50-year roof makes all the more sense and that in today’s market should be your only consideration.

Often times, decisions come down to price. In this instance, the incremental price of a 50-year roof vs a 25-year roof is so nominal that we advise our clients that a 25-year roof is not even worth consideration. Often times, the price difference is less than 5% more for a roof that lasts twice as long. In addition, 50-year shingles have numerous other advantages and provide a great, long-lasting value for their price (and for your home.) Some of these include:

  • 130 mph wind rating (vs 60 mph wind rating for 25-year shingles)
  • Code-compliance – Baltimore City and Baltimore County code require shingles with greater than 110 mph wind resistance.
  • Twice the protection: 50-year shingles are laminated on both sides, and stacked two shingles high, providing homeowners much more bang for your buck.
  • Improved R and D has made 50-year shingle installation easier, more durable, and longer-lasting.

All of that taken into consideration, it’s rather clear to us which option is the best combination of price and longevity.

Which Brand of Shingles is Right for Me?

In our opinion, whether you go with a GAF, CertainTeed or Owens Corning shingle, you are getting a quality shingle. At Four Twelve, we prefer to use Owens Corning products because we feel they are the best in the marketplace for a couple of reasons.

Owens Corning invented fiberglass insulation and has been around for nearly 80 years. The biggest feather in their cap is that Owens Corning was the original manufacturer of asphalt shingles, and has consistently had the best Research and Development process around creating superior home improvement materials.

With colors that are more vibrant than any other manufacturer, accessories that are more durable such as kevlar reinforced nailing strips, Owens Corning shingles have become the shingles we confidently offer our clients at Four Twelve. 

Underlayment: Felt vs. Synthetic

When replacing your shingle roof, the first step of the process for contractors is to remove all of the shingles down to the wooden roof deck, at which point we begin to remove the roof system. Underneath the shingles, contractors will install what is called your underlayment.

Underlayments come in two varieties: felt paper and synthetic. Felt paper is an older technique, while synthetic is the newer innovative material. Similar to 25 years vs 50-year shingles, Four Twelve recommends that all of its customers invest in synthetic underlayment instead of felt paper. With a nominal difference in price, synthetic offers a far superior option to felt paper. Felt paper is not much different from standard construction paper you’d use for arts and crafts. It tears easily, and if rained upon, will quickly deteriorate and provide little protection in terms of waterproofing your roof.

Synthetic underlayments have become popular in recent years for a number of reasons: Firstly, if you try to tear them with nails, construction boots, or your hands, it is quite difficult. With fiberglass threading woven into the fabric, synthetic underlayments are extremely durable and resistant. Additionally, synthetic underlayments have a 6-month weather rating, meaning if left exposed to the elements for a significant time, you can ensure that your roof will remain dry.

Investing in synthetic underlayments, no matter the manufacturer is always a forward-thinking roofing option. There are two varieties of synthetic underlayment. One thin option, and one thick option. If you want a bulletproof roof with all the fixings, you can invest in the thicker option, but the thinner option is a fine product as well that will fit the needs of most homeowners. When replacing your shingle roof in Baltimore, it’s important to not overlook details like the underlayment that can be indicators of the long-term durability of your roof. 

Ice and Water Shield: Mandatory for Replacing Your Shingle Roof In Baltimore

Per Baltimore City and County Code passed in more recent years, any shingle roof replacement is required to have Ice and Water Shield installed. Ice and Water Shield is an additional underlayment installed along all of the eaves and valleys of your roof system. It is meant to prevent wind-driven rain and ice dams from creating leaks in your roof system. Ice and Water Shield’s requirement by code makes it a necessary part of your roofing installation, and you should ensure that your roofing contractor is including this when planning your roof replacement project.

Ventilation: Ridge Vents, Eaves Vents, Both?

Part of purchasing a quality roof in today’s economy is investing in ventilation for your roof system. Creating air flow into your attic and air outflow out of your attic allows for a dry attic with a lesser chance for mold or condensation to damage your roof deck, as well as less damage to shingles from heat exposure through the underside of your attic. It also provides energy benefits, as you won’t lose any heating or cooling through a stagnant attic space.

The process for creating proper roof ventilation begins with air inflow. Inflow is achieved in a number of different ways but typically occurs at the eaves near your soffits and gutters. Soffit vents and vinyl soffits with breathing strips are common ways to create in-flow, but also, if you do not have these, you can create in-flow by adding a smart vent during your roof replacement.

Smart vents are breathing strips installed underneath the last row of shingles just above your gutter and allow for air to enter into your attic space while preventing debris, insects, and critters from entering as well.

Ridge vents are the most common way to create air outflow through your attic and have become highly popular during roof installations. During the roof installation process, contractors will take a saw to the ridge plywood, removing roughly two inches of plywood from either side of the peak of your roof along the ridge, and then when roofing back over this vent, contractors will install rigid plastic breathing strips to allow for air to escape. Then, these are covered with specialty shingles to cap their ridge vents. These vents are an essential step in maintaining the longevity of your roof replacement.

Greetings to our clients and friends,

This past year has been huge for all of us at Four Twelve. As our business continues to grow, so do our relationships with our clients all across the Baltimore area. We’d love to take this time to bring you all up to speed on what’s been happening with Four Twelve recently, and where we’re headed in the future.

Community Partnerships

Over the past year, we’ve expanded our work with community organizations that help service low-income residents across Baltimore, including work with the Baltimore City Office of Rehabs and Jubilee Baltimore. We also worked with the Maryland branch of the Green and Healthy Homes Initiative, providing roofing services to to improve the housing situations of select Baltimore residents. All work through these organizations is backed with 10 year unconditional warranties. We look forward to more opportunities down the road to help Baltimore’s lower income residents with staying dry, warm, and safe.

Small Commercial and Residential Projects

Over the year Four Twelve completed over 200 roofing projects across the Greater Baltimore Metro Area. Within this lot of projects were a handful of commercial projects – including some on the main thoroughfares in Hampden and Charles Village. We also completed a large number of residential projects across town – from Highlandtown and Canton, all the way up to Roland Park and Towson.

Completion of 1600 Barclay Street Project

Four Twelve has successfully exited one of our cornerstone projects of 2017-18, the 1600 Barclay Street development. The final home was sold in February 2019, bringing a conclusion to one of our largest projects to date.

Scope of Work: Framing and Roofing For A Multi Family Home in Baltimore

Scope of Work: Framing and Roofing

In Spring of 2018, Four Twelve was hired to perform demolition, roofing and framing work on a 6-unit apartment building in Baltimore City’s Historic Fells Point neighborhood. A couple of investors purchased the building, with the intent to turn it into a multi-family investment property and were looking for a house framing contractors. We happened to be able to provide framing contracting services as well as roofing contracting services and were hired for the project.

Here is an image from Day 1, showing the Four Twelve team in the midst of tearing off the original roof of the building. When performing historic restoration in Baltimore, oftentimes you run into hairy projects like this, with layers upon layers of the old roofing membrane, sheet metal, and plank boards dating back to the original construction of the property. Four Twelve’s internal team is experienced in working on large scale projects like this, within old homes of Baltimore City. This led to a safe, quick and effective removal and installation of a new roof on this property to start construction.

 

As an Owens Corning preferred contractor, Four Twelve is well versed in shingle and flat roof installations. This project had both shingle roofs and flat roofs, which led to the complexity of the installation. Additionally, Four Twelve was asked to install a new plywood deck on top of the original roof plank boards.

For the shingle roof, Four Twelve installed synthetic underlayment and 25 year Estate Gray Supreme Owens Corning shingles. For the flat roof planes, Four Twelve installed 15 year, Owens Corning DeckSeal self-adhering membranes. Below are photos of the roofing installations in progress on this multi-family roofing project. For both roofs across the house, Four Twelve installed historic galvanized, half-round gutters and full-round galvanized downspouts to help the homeowners and investors attain their CHAP, State and Federal Historic Tax Credits through the construction process – something that is very important when renovating in Baltimore City or Baltimore County.

 

Following the execution of the roofing scope, Four Twelve rolled into the framing portion of the work on this old apartment building. Below is the lumber package arriving on Day 1. We would have walked it down from the lumber supply house – but we’d rather save our energy for the actual building of the house!

 

Four Twelve provided turnkey assistance to the investors and owners of the property – ordering the lumber package and performing a turnkey installation. Constructing everything from stud walls, ceilings and floors – to setting staircases, hand-railings, windows and exterior doors, as well as returning at the end of the project to install bulkheads for HVAC systems and ensure that the building was ready for drywall, through adding additional framing blocking for other contractor to use during their installations. At Four Twelve, this is something we pride ourselves on – offering a service that takes you from Day 1 of your journey (whether it is framing or roofing) and delivering you to the end, without hassle of ordering labor or material – but letting our crews take care of the installation and insuring it is done accurately and quickly.

To execute the framing on this ~5,000 square foot project, it took our team 2-3 weeks.

 

This was a great project for the company. We like tackling larger restoration projects, with interesting design elements, that positively impact our community. As Baltimore City locals, Shea and Sam (Four Twelve’s owners), particularly enjoyed playing a role in seeing this project come to life. The owners experimented with an interesting design – from cathedral ceilings and collar ties, to flat framed walls to gain more space in order to work within the confines of the Baltimore rowhome (not an easy framing project, but one that we are accustomed to).

Below is a photo of Four Twelve’s framing team, installing the cathedral ceilings requested by the property owners for the top floor bedrooms of the apartment building – a feature that added some great character to the design and ultimately yielded a great end-product.

Framing is the act of putting together a property with wood or metal stud construction. You are building the exoskeleton or structural body of the building. This lumber package typically consists of studs for the walls, joists for the ceilings and floors, as well as plywood for the exterior facing walls, floor decks and the roof. Framing Plan Designs

Often times, framing plans are designed by architects, draftsmen or General Contractors before the framing goes into construction. Framing plans dictate where walls should be going, how high ceilings should be, and the general layout of the house, before we hang drywall on the exoskeleton. Architects and draftsmen have options when it comes to designing a framing plan and we have seen lots of different ways to skin the cat in Baltimore. One popular technique that we see in Framing plans, is to use engineered lumber. Engineered lumber is specifically designed by your lumber supplier, to help meet other specifications of your home. Whether you want large cathedral ceilings (engineered truss package), you want a beam that supports heavy loads (LVLs and PSLs), or you want joists that allow for drilling to install HVAC systems within them (TJIs) – there are lots of solutions depending on your project specifications. It is always best when designing a framing plan to consult not only an architect but also a lumber company engineer, to determine what method is best for you, depending on how you plan to build your home.
