Four Twelve requires a three step payment system unless you decide to finance your project. A deposit totaling ⅓ of your project cost is required upon signing, ⅓ is due on the first day of the project and the remaining balance is due upon completion.

Asphalt Shingle Warranties

Four Twelve Roofing is an Owens Corning Preferred Contractor, which means we can offer lifetime warranties backed by the biggest company in the roofing industry. For Architectural Shingles, we have options for 50 Year Material Warranties, with 10 Year Workmanship Warranties. For 3-Tab Shingles, we offer 25 Year Warranties with 3 Years Workmanship.

Flat Roof Warranties

Four Twelve Prides itself on its partnership with Mule-Hide and for this reason, we love to sell their flat roof membranes and coatings for our flat roof installations. Backed by one of the largest roofing companies in the world, their flat roof products carry 15, 20 and 50 Year Material Warranties. All flat roof products come with a 3 Year Labor Warranty or the option to upgrade to a 5 Year Labor Warranty.

The wear of a roof will differ based on climate, altitude, and direction the house is facing. A general guideline is a 3 tab roof should last 15-20 years. Older architectural roofs should last 20-25 years. Flat roofs should last 10-15 years. A new roof with proper underlayment and flashing should last 30-50 years.

For better performance over the lifetime of your roof, maintenance is suggested. With occasional tune ups every year to 3 years, your roof should never lose a step – performing adequately for the full life time of specified by the manufacturer.

We offer free estimates to any clients interested in performing roofing projects on their property. Any time and material work, or thorough inspections, are billed at $300 for the first two hours, and $75 / half hour + cost of material + 20% off of cost of material (Inspection certificate is a $500 charge).

Estimates can take anywhere from 1-2 hours, depending on the time required to adequately diagnose the roof and assemble pricing for repairs / replacement.

New roof installations take anywhere from 1 day to a full week, depending on the complexity of the job.

The correct order is to do the outside first – roof, windows, gutters, siding. Your roof will protect your new kitchen or new bathroom. If your new kitchen has a leak because of an older roof, sometimes it can turnout to be more costly then if the roof was replaced first.

Older Gutters are nailed in and the nails tend to start popping out over time which can cause the gutter to fall off the house during the winter once the snow and ice build up. Also check for leaks in the corners as the sealants last about 15 years and may be failing. Also if the gutters are pulling away from the house or dented it’s probably time for new gutters.

If your house has a larger or steeper roof it might be recommended. Also if you have certain trouble spots that tend to overflow the gutters in a storm then you probably need bigger Gutters.

They help keep most leaves out the gutter but typically still require a gutter cleaning once a year or so. The Guards are more meant to protect the underground drainage you may have by directing the water away from the house. Having guards on should stop the drains from clogging which can be an expensive fix as typically you need to dig them up either on your lawn or even under your driveway.

 

At least twice a year is recommended. If you live in an area with a lot of trees, you may want to consider quarterly cleanings.

The best way to prevent ice dams is by having proper attic insulation and ventilation, however, you can help prevent ice dams by installing a heating cable on your roof and in your gutters. If you have an older roof you may require ice and water shield to be installed to prevent ice dams from backing up under the shingles and into the house.
